America Lodge is  a 19th century farmhouse suitable for those who want a quiet peaceful holiday, but with the benefit of very good local pubs, proximity to Rutland Water with its tourist facilities and a short drive from the market town of Oakham. 

The property has four bedrooms sleeping 9 people. The bedroom configuration is as follows: 

King size with ensuite bathroom with bath and shower

Double room

Twin room

Triple room (double and single beds)

There is a family bathroom on the first floor plus cloakroom on ground floor.

There is full oil fired central heating.

There is ample parking space in the gravelled courtyard.

The property has spectacular views over the Chater valley.

There is an agricultural building on the property where livestock may be housed during the winter.  There is a chicken run with 15 hens.


Pre arrival 

There is a railway station in Oakham (2.5 miles away) the owner can recommend good taxi firms.

The owner has an office adjacent to the property where keys may be collected up to 5.30pm.  After that we ask that guests call one hour before arrival and they are then met with the keys and shown around the property and advised on the operation of the heating system etc.

There are external lights 

Entrance to the property 

There is one step up to the front door which is 800mm wide. The entrance is covered by a light with motion sensor.  The floor covering in the entrance hall and adjoining kitchen is quarry tiles.


Halls, stairs and landings        

Halls stairs and landings are carpeted and are 800mm wide.

The stair case has a bend approx. three quarters of the way up and is 800mm wide.

It has a handrail.

 Kitchen and utility room


There is a large attractive pine kitchen table and seating for 9/10 plus high chair which is available.  The kitchen looks over a grass field where there are usually animals grazing.

There is an electric cooker and hob, fridge, freezer, washing machine, dishwasher, hostess trolley, kettle, toaster, microwave, food blender.

 Lounge 1

 The first lounge has a large rug over quarry tiles.  It is access down two steps from the kitchen.

There is a leather sofa, beanbags and a TV.  There is a large stone fireplace for which logs are available.

Lounge 2


The second lounge is carpeted, has two large sofas and large doors opening on to the patio and large lawn.  (south facing)  There is a TV with Freeview and DVD. Desk and chair.  A wide range of board games are available.  This lounge is on two levels.


All bedrooms are carpeted.  Beds have bedside tables and lamps.

Two alarm clocks are available plus one clock radio.  The height of the beds to the top of the mattress is 450mm.

Mattresses are fire resistant and there are no feather pillows.

A travel cot is available.

All have adequate wardrobe space.

There is an airing cupboard in the double bedroom with extra blankets and towels.



The ensuite bathroom is accessed down a step from the King Size bedroom.

There is a toilet, hand basin, shaver point, bath and shower.

The family bathroom has a basin, toilet and shower.

The downstairs cloakroom has a  hand basin and toilet.

 Garden area

 There is a large patio with two steps.

The patio leads down to a large lawn.  There are fruit trees and a garden pond.

Barbeque and outdoor seating are available.


Additional information.


Dogs are welcome but by arrangement with the owner when booking.  It is expected that they remain in the tiled part of the house for reasons of hygiene.

The property is well away from public roads which make it safe for dogs and children.

We would point out that all our animals are safe and we attempt to bring to the property those animals which guests may find interesting but ask guests to ensure that children do not enter pens with animals or climb on straw bales for reasons of safety.


Guests are provided with tea, coffee, milk and sugar for their arrival.

We also provide a selection of our home made sausages, meatsd  and dry cured bacon, as available.
